Customs and Courtesies

1. ACCOMMODATIONS
RE/MAX Diversified Rental will do our best to make your stay in your chosen Rental property a successful & satisfying experience. The portion of our website and all materials dedicated to the description of and amenities for our available properties is maintained to represent the most accurate depiction of the property as possible. This is also true for the Availability Schedule of each property. Please understand that each home is unique to the taste of its owners and special items may vary. Although our homes are well maintained and clean there is always the possibility of a breakdown, just as in your own home.

We want you to thoroughly enjoy your stay in our Rental homes so RE/MAX Diversified Rental will do our absolute best to correct any problem you may encounter in a timely manner. We have a staff dedicated to housekeeping, as well as a staff equipped to handle indoor/outdoor maintenance.

RE/MAX Diversified Rental asks that our website visitors understand that some cottages are listed for rent during the winter months when the weather isn't that great and we have snow! This makes the pictures a little dismal & doesn't give a true sense of what the cottages are like during the peak season. Once nice weather arrives, the "bad" pictures are replaced with in-season pictures!

2. FAMILY ATMOSPHERE
RE/MAX Diversified Rental provides accommodations for family groups/gatherings. We strictly prohibit house parties and drinking parties of any type including, but not limited to: GRADUATION, SORORITIES, FRATERNITIES, PROMS OR NON-CHAPERONED GROUPS. Any of those parties are grounds for immediate eviction without refund. We ask that you please respect our Rental properties as if they were your own.

3. OCCUPANCY
Occupancy can be defined as the total number of people to occupy the Rental home at any one time. A maximum occupancy number is designated to each of our accommodations. This number can also be found in each of the property listings on our website. These limits must be strictly enforced. Children are counted in total occupancy unless they are under the age of two. Any party exceeding this number at any time during your stay will be asked to vacate immediately.

3a. MINIMUM STAY
During peak season, most of our properties have a one week minimum. There are a few properties that will accommodate a 4 night stay as schedule allows. During pre, post and off season, there is a 2 night minimum, and the same service fees apply.

4. BE KIND TO YOUR NEIGHBORS
Again, we truly want you to enjoy your stay, but we ask that you please be respectful of your neighbors. Be careful not to enter any portion of their property without prior permission. Quiet hours should be observed between the hours of 10 P.M. and 7 A.M. Any guests that are disruptive would be asked to vacate the premises.

5. SMOKING
Smoking is not permitted in premises at any time at any of our rentals. Smoking on exterior premises is permitted with proper caution & safety and disposal of debris in proper containers.

6. PETS
RE/MAX Diversified Rental is proud to offer some Pet-Friendly rentals. Homes allowing pets are limited to two mature, house-trained dogs or cats. A $50.00 per pet fee is applicable. Renters are responsible for any damage or extra cleaning due to their pets. Pets are allowed only in rentals as indicated. Violation of this policy will need to result in eviction with no refunds & a service charge of $125.00 per pet. It is very important for us to adhere to our property owner’s requests and protect future renters that may be allergic to pet dander. A PET ADDENDUM, separate from the GUEST Rental AGREEMENT is required to be signed by renter. Renters must provide proof that their pet(s) are on flea medication - i.e. note from their veterinarian, copy of prescription. We will need proof of current rabies vaccination - ie. note from the vet or a copy of rabies certificate from your public health office.

7. WHAT IS PROVIDED
Each rental home features basic kitchen items such as a coffee maker, toaster, pots and pans, utensils, and dishes, flatware and glassware to serve the maximum occupancy of the home. All homes also have standard furnishings, lighting, and basic cleaning supplies available for your use. All other unique and specific equipment and amenities for each home are listed in your Reservation Packet.

Unless stated, all rental homes are equipped with a telephone for local calls only. To make long distance calls, you must use a credit card, calling card or call collect. The telephone number to your rental home will be given to you. If the telephone service is interrupted, we will make every effort to correct the problem but cannot guarantee replacement or repair. If long distance calls are made during your stay, you will be charged $20.00 in addition to the cost of the phone calls.

8. WHAT SHOULD YOU BRING?
You have the option to either bring your own linens (sheets, pillowcases, towels and washcloths) or rent them from RE/MAX Diversified Rental. Bath products, detergents, items needed for grilling and trash bags are not supplied. We also suggest water shoes to protect your feet from zebra mussels. Depending on your cooking needs, you will want to bring your own specialty items - roast pans, etc. Winter guests renting homes with wood burning fireplaces should bring all that's necessary to maintain a fire.

9. LINEN RENTALS
Linens consist of sheets, pillowcases, towels, and washcloths. Guests have the option of bringing their own linens or renting linens from DR. If linens are rented, Guests are asked to place all linens in one pile at the end of the rental period. The linen fee is due upon reservation.

Single sheet set $7.50
Double sheet set $9.00
Queen sheet set $11.00
King sheet set $12.00
Bath towel $3.00
Wash cloth $1.25
(Sheet sets include 1 flat & 1 fitted sheet and 2 pillowcases)

10. SERVICE FEE
There is a service fee on all properties that varies from $100-$175. This fee helps offset the costs associated with processing your reservation and employing the housekeeping and maintenance staff.

11. HOUSEKEEPING
We ask that you wash, dry, and take care of all dishes at your rental property. Also please strip the beds of the dirty linens (if rented from us) and leave them in one pile.

12. LODGING TAX
Yates County has implemented a Lodging tax on all properties located in Yates county.  This goes into effect January 1, 2008.  Any reservations made on or after that date will be subject to the tax.

13. GARBAGE
You will be asked to place all refuse in receptacles at your rental. All garbage should be placed in trash bags upon your departure and left for pick-up.

14. CAMPERS, MOTOR HOMES, TENTS & PARKING
No campers or motor homes are allowed on the premises. Depending on the rental, tents may be allowed on the property. Vehicle parking is limited at most vacation homes.

15. AFTER HOURS CONTACT INFORMATION
For your convenience the RE/MAX Diversified Rental staff is available to you after business hours. We maintain office hours of Monday – Friday, 8:30am – 5pm. Upon making your reservation and posted at your rental property you'll find after hours contact numbers, so you can reach us if you experience any mechanical/maintenance dilemmas with your rental. For all medical emergencies DIAL 911!

16. MISCELLANEOUS
As our area continues to grow, we cannot predict when or where new construction will begin. We have no control in these situations, and cannot move you or offer a refund. Most homes have locked closets for owners' personal items. Please respect these, and do not attempt to open them.

17. FORMS OF PAYMENT ACCEPTED
Cash, money order, cashier's check, personal checks, MasterCard and Visa are accepted. THERE IS A 3% FEE ON ALL CREDIT CARD TRANSACTIONS. Please make checks payable to RE/MAX Diversified Rental. All funds must be paid with U.S. currency. There will be a $30.00 charge for any checks returned for insufficient funds.

18. CANCELLATIONS/TRANSFERS (Including date changes or switching of homes)
RE/MAX Diversified Rental understands that sometimes cancellations are unavoidable. All reservations once placed are subject to a 25% cancellation fee. If cancellation occurs 45 days or less before arrival date NO REFUND!!

NO REFUNDS will be made for early departures, guests’ general dissatisfaction with the vacation home, or for any other issues that DR was not notified of during the time of rental. No refunds will be made for failures or conditions that deem to be beyond our control. Every effort has been made to ensure that our descriptions are accurate; however, we CANNOT BE HELD RESPONSIBLE for changes made by owners.

19. CHECK-IN 3:00 - 6:00PM / CHECKOUT 10:00AM OR EARLIER
Please remember that during peak season each home must be readied for occupancy within a very tight time frame! In many cases, vacation homes require maintenance repairs, additional cleaning time, etc. Please do not attempt to enter the rental home before 3:00 P.M. 3:00 check-in allows time to ensure that vacation homes have been inspected and are ready for occupancy. Unauthorized early check-ins will be subject to a $50.00 per hour charge prior to 3:00 P.M. the day of arrival. For your own security, we ask that you do not enter the home until you have received the keys from our office. Let us suggest what you can do in the mean time!

ALL guests are asked to check in at our office; even those who's rental is on a lockbox and doesn't require you to pick up a key. This way we can give you each a Finger Lakes Information Packet to help familiarize you with the area and give you suggestions on places to eat, shop and visit!

Summer check-in is provided at 3:00 P.M. If you will be arriving after hours, please refer to "Arriving Late" below.

Checkout time is 10:00am or earlier. NO EXCEPTIONS. Please checkout according to this time so the vacation home can be prepared for the next guests. If you have any questions regarding your checkout or procedures, do not hesitate to call our office. Unauthorized late checkouts will disrupt our housekeeping inspection schedule and result in a service charge of $50.00 per hour after 10:00 A.M. Keys must be returned to the RE/MAX Diversified Rental office upon check-out. There will be a $20.00 fee charged per set for lost or unreturned keys. If you are leaving before our office opens at 9:00am, you may leave your keys in the key drop-box outside our office entrance.

20. ARRIVING LATE
If you will be arriving after check-in hours, please give notice to RE/MAX Diversified Rental prior to check-in. Keys and directions to your vacation home will be in our key drop-box located outside our office entrance. Keys will not be put out in the after-hours box unless the payments have been made and we have received all necessary paperwork.

21. KEYS
A maximum of 2 keys is available for each vacation home. Keys are presented upon check-in and must be returned to our office upon check-out. There will be a $20.00 fee per set for lost or unreturned keys. An after hours drop-box is provided at our office for your convenience.

22. LOCKOUTS
In the event you become locked out of your rental home during your stay, you may borrow a key by coming to the RE/MAX Diversified Rental office. After business hours call our office (315) 536-1959 and choose option #3 to report an emergency/urgent situation and our telephone system will automatically contact our 24 hour personnel and you will receive a call back. One of us will meet you at our office with a set of keys.

23. LOST AND FOUND
RE/MAX Diversified Rental cannot be responsible for any items that you leave in your rental home. Found items will be held for two weeks; after that time, all unclaimed items will be delivered to a local charitable organization. If requested, items left behind will be returned once you have paid for the postage and $20 service charge.

24. MAIL & MESSAGES
We recommend that you leave your unit's phone number and address with relatives or friends. We do not take personal messages for our guest nor do we divulge any information about our guests or the rental unit that they are staying in. The telephone number (if available) and address for your rental unit is listed on the "Property Information Form", Article C, that you received with you Guest Rental Agreement.

25. OUR RENTAL SEASONS
During Peak Season all rentals are weekly with a seven night minimum stay unless it is less than seven days from the date of arrival and there is something available. Depending on the rental, during the Off Season both weekly and partial stays may be available. Partial week reservations during peak season will only be taken 7 days in advance of arrival date. Rates vary depending on season.

2009 RENTAL SEASON DATES
Pre Season = 05/01/2009 – 6/18/2009
Peak Season = 6/19/2009– 9/07/2009
Post Season = 9/08/2009 – 10/15/2009
Off Season = 10/16/2009 – 04/30/2010

26a. RESERVATIONS
As of July 1, 2008, any reservations placed 30 days or less before arrival date will only be held for 48 hours without contract and payment. Contract may be done via email or fax, and payment may be a cashier’s check overnighted to our office, or by visa/mc with a 3% transaction fee.

26b. RESERVATIONS
Our offices are open daily 9:00a.m. - 5:00 p.m. For assistance, or to make a reservation, please call us at 315-536-1959 and we will be happy to answer questions and help find the home that best suits your needs. You can also find all of info. on our website and reserve any property online, 24 hrs. a day! For your convienence!

27. RESERVATION PAYMENTS
Your 1st payment is due to a Visa or MasterCard (or by certified check within 4 business days) upon making your reservation & includes the following:
- 1/2 of the Posted Rental Fee
- Reservation Fee (9%)

-Yates lodging tax (4% if applicable)
- Service Fee (from $100 - $175)
- Pet Fee, Linen Rentals (Only if Applicable)

THERE IS A 3% CHARGE ON ALL CREDIT CARD TRANSACTIONS

28. Reservation VS. Inquiry:  A reservation is made when you are SURE you want to rent out a property.  If you are not sure, or still have questions, please don’t make a reservation online or on the phone.  Once you do that, we mark off the time for your use, not allowing anyone else to book it.  If you change your mind, for whatever reason, you will be subject to cancellation fees and penalties.

29. Showing rental properties

At this time, we do not show the rental properties.   You are welcome to drive by the property, but please don’t approach the houses or look in the windows as this may bother the people there.

Once your rental home is reserved, you will receive a Guest Rental Agreement in the mail. Please read the agreement carefully, approve all pages and additional forms and return to us within 14 days of invoice/reservation.

Full balance on all reservations is due 45 days prior to your check-in date and if not received your reservation cannot be guaranteed. Your final payment due date will be outlined for you. If you reserve your rental less than 45 days from your arrival date, you'll be asked to pay in full. Final payments can be made by check, money order, cashier’s check, MasterCard or Visa (WITH A 3% FEE).
